Why Myths and Truths? Why won't others tell you his stuff? Because: 1) agents may try to protect you from complexity, undermining your understanding and options; and 2) there are good agents/lawyers/buyers/sellers. Every situation Is different and the quality of advice varies. We replace the myths with the truths.

Here are a few truths not generally shared with clients. We share everything relevant as we go through YOUR process together.

Variables that are often (but not always) out of your control that can affect things negatively or positively:

  • Seller’s or buyer’s personality and perspective and inclinations

  • Other party’s agent’s personality, perspective, and inclinations

  • HOA or coop or condo rules

  • Good or bad attorneys

  • "Uncle Joe’s" effect on your thinking in lack of sufficient counsel

We manage this all for you, and with you, to achieve your desired outcome and the smoothest transaction possible.

Variables in our control to be mindful of so we don’t hurt ourselves:

  • How we treat agents and sellers

  • How we manage Uncle Joe (ask)

  • Responsiveness

  • Prioritizing showings

  • Stay on top of the listings daily once you're serious and have your pre-approved letter, by which you can offer if you're not a cash buyer.
